		<description>@ phyllis - If you are selling a house and the buyer is getting a Rural USDA Loan, then the buyer is responsible for the loan costs.  However, they can often roll in the costs or even have their real estate agent negotiate that the seller pays for the closing costs.  You should speak with your real estate agent for information on your costs for selling a home in your area.  Some areas do have transfer taxes.</description>
