<h2>Do You Make Too Much Money To Qualify For A USDA Loan In Arizona?</h2>

<p>While the <a title="USDA Loan" href="http://usdaruralhomeloans.com/2011/01/what-credit-score-does-the-usda-loan-require/" target="_self"><strong>USDA Loan</strong></a> does not have a maximum loan size they do have a maximum qualifying income limit.</p>
<p>People ask me all the time, what are the income limits for the <strong><a title="USDA Loan" href="http://usdaruralhomeloans.com" target="_self">USDA Loan</a></strong>.  So let’s take a moment and define really quickly what an income limit is.  The USDA defines income limit as the Adjusted Household Annual income, that&#8217;s it.</p>
<p>Did you catch that?  There is an important point there that many people naturally overlook, it’s the Household Annual Income.</p>
<p>What that means is that the USDA Loan Program will look at the total income coming into the household over the entire year.  If you have a son or daughter or parent, friend or spouse living in the household that will not be on the loan; their annual income will count against the limit.</p>
<p>What are the income limits based on for <strong>USDA Loans</strong>?</p>
<p>They are based on geographic region and number of people in the household.  The different groupings are 1-4 people, 5-8 people and any number over 9.</p>

<p>The majority of Arizona has a USDA Loan Income limit of $74,050 for a 1-4 person household.  For the 5-8 person household the income limit is generally $97,750.  However certain areas allow up to $76,600 for the 1-4 person household and up to $101,100 for the 5-8 person household.</p>

<h2>Get out of school and get a zero down USDA Loan</h2>
<p><img class="alignleft size-thumbnail wp-image-1316" style="margin: 5px 10px;" title="USDA-Loan-Graduate" src="http://usdaruralhomeloans.com/wp-content/uploads/2011/01/USDA-Loan-Graduate-150x150.jpg" alt="USDA-Loan-Graduate" width="150" height="150" />There are quite a bit of people who would be able to buy a great home here in Arizona with a <a title="USDA Loan" href="http://usdaruralhomeloans.com" target="_self"><strong>USDA Loan</strong></a> if they could just buy without having the 2 year history of earning employment.</p>
<p>And the biggest issue with that is because lenders rely on the last 2 years to determine employment and income stability.  Without that 2 year history, there is nothing determine that, is there?</p>
<p>Well, actually the <strong><a title="USDA Loan" href="http://usdaruralhomeloans.com/2011/01/how-much-cash-do-i-need-to-close-a-usda-loan/" target="_self">USDA Loan</a></strong> will allow someone to buy even without that 2 year employment history as long as they are a recent graduate from college, a trade school or even high school.<span id="more-1315"></span></p>
<p>You would have to meet all the regular USDA criteria in order to qualify for the <strong>USDA Loan</strong>, and you would need to provide a copy of your diploma or graduation certificate.</p>
<p>So that proves what you’ve been doing the last couple years, going to school right?</p>
<p>Next we need to prove that you have landed employment in your chosen career path, and that is as simple as providing 30 days of paystubs from work.  I would also suggest writing a quick letter to the underwriter..</p>
<p>Something like this..</p>
<p>“Dear Underwriter, I have been going to school at the University of wherever, and have been studying whatever in order to get work doing whatever.  I have since found work doing whatever and am earning this much annually…”</p>

<h2>USDA Loan Limit Update 2010</h2>
<p><strong>USDA Loan Limits</strong> have been raised from the 2009 <strong>USDA Loan Limits </strong>by a small bit.  The new <strong>USDA Loan</strong> Limits go into effect immediately.  Keep in mind that the <strong><a title="USDA Loans" href="http://usdaruralhomeloans.com/2008/12/usda-rural-home-loan-qualifying-and-repayment-income/" target="_self">USDA Loan</a></strong> has two types of qualifying income and there are items that can be subtracted from the income to help qualify for the<strong> USDA Loan</strong>.  There is also not a Maximum loan amount for the USDA Loan like there are for <a title="Tucson FHA Loan" href="http://tucson-fha-loans.com/2009/01/could-down-payment-assistance-be-back-for-fha-mortgage-loans/" target="_blank">FHA Mortgage Loans</a>.</p>

<p><strong>USDA Rural Home Loan</strong> qualifying uses two different income types to determine qualification for the <a title="usda rural home loans" href="http://usdaruralhomeloans.com" target="_self"><strong>USDA Rural Home Loan</strong></a>.   In the previous post we discussed Adjusted Household Income and in this post we will discuss what the <strong>USDA Rural Home Loan</strong> qualifies as Repayment Income.</p>

<li>All income that is considered stable and dependable</li>
<li>The income of the person signing the promissory note</li>
<li>Income anticipated to last for at least 24 more months</li>
<li>At an underwriter discretion &#8211; Projected Income may be considered</li>
<li>Non-Taxable income such as child support or SSI</li>
<li>Vehicle allowances provided by an employer</li>
<li>At an underwriter discretion &#8211; Pending pay increases if documented</li>
</ul>

<p>The USDA does indeed set income limitations for qualifying for the <strong>USDA Rural Home Loan</strong>, but a little known fact is that most folks have &#8220;adjustments&#8221; to their income that will help them to qualify for the <a href="http://usdaruralhomeloans.com" target="_blank"><strong>USDA Rural Development Home Loan</strong></a>.</p>
<p>The USDA will Review two types of income for qualifying for the <strong>USDA Rural Development Home Loan</strong>:</p>
<ol>
<li>Adjusted Household Income</li>
<li>Repayment Income (Gross Earnings)</li>
</ol>
<p>What do the <strong>USDA Rural Development Home Loan</strong> guidelines consider as &#8220;Adjusted Household Income&#8221;?  It is basically gross income MINUS any eligible deductions.</p>

<p>Here is a list of 7 eligible deductions for qualifying for a <strong>USDA Rural Development Home Loan</strong>.</p>
<ol>
<li>$480 deduction for each child under the age of 18</li>
<li>Verified childcare expenses</li>
<li>$480 deduction for disabled dependents 18 years old or older</li>
<li>$480 deduction for a full time student 18 years old or older</li>
<li>$400 deduction for any eligible elderly family member</li>
<li>A deduction for the care of children 12 years of age or younger, to the extent necessary to allow a member of the family to be gainfully employed</li>
<li>A deduction of the amount of which the aggregate of the following expenses of the household exceeds 3% of the gross annual income:  medical expenses for elderly family, Reasonable attendant care, auxiliary apparatus expenditures for dependent family members.</li>
</ol>
